Usually, it’s about 90 to 120 days from signing the contract to breaking ground on your home—assuming your loan process stays on track.
Once you’re fully approved for your End Loan or have closed on your CP Loan, your home moves into the hands of our construction team. The timeline to begin building depends on a few factors: the number of homes in the community’s queue, permitting processes, weather conditions, and any potential delays from labor or material shortages.
After your home is handed over to our construction team, you’ll get a call from them about 2–4 weeks before construction begins to set up a “Build Comm” meeting. During this meeting, you’ll meet your Personal Builder, go over and sign your blueprint and elevation, talk through the features of your home, confirm TV and phone outlet placements, and share your contact info for weekly updates.
Starting the week after your “Build Comm” meeting, your Personal Builder will give you a weekly call with updates on your home’s progress and answer any construction questions you have. Be sure to jot down your questions throughout the week so they’re ready for your call!
Our goal is your complete satisfaction, providing you with a beautifully designed, energy-efficient home. While we strive for a smooth process, factors like permitting delays, weather, and labor or material shortages may cause occasional setbacks. On average, your home will be completed within 90 to 150 days from the footer inspection to your New Home Orientation.
6. Once your home is complete and meets Zephyr Homes' quality standards, your Personal Builder will contact you to schedule your New Home Orientation.
After signing the Affidavit of Completion, it will take up to 14 days to finalize the closing on your home.
After closing, we’ll continue to support you with a comprehensive 10-year structural warranty, a two-year systems warranty, and a one-year workmanship warranty through our partnership with a leading home warranty company.
